Columbia Falls has wind the rest of the valley does not.
East on Highway 2 toward the canyon mouth. Air moves down the corridor here in a way it does not in Kalispell, and a driveway that was clear at six can be drifted back in by eight.
Wind in winter, water in spring.
Two things define maintenance on this end of the valley, and neither one shows up on a square-footage estimate.
- Drift
- A cleared drive with an open field on the windward side does not stay cleared. Where the piles get put is what decides whether the next gust fills the drive or blows past it. Banking on the wrong side means plowing the same driveway twice.
- River bottom
- Lower ground near the Flathead stays soft later into spring. A mower on wet ground ruts turf in a way that takes until August to grow out, so the first cut waits for the ground rather than the calendar. A week of patience in April saves a summer of looking at tire lines.
- Cottonwoods
- The river corridor grows them big, and they drop long and heavy. The fall cleanup here is a real piece of work, not a tidy-up. Book it before the window between last leaf and first freeze closes.
- Access
- Longer drives and outbuildings are common. More surface to clear and more places for a blade to catch something that is under the snow. Walk it with him once and he knows the property for good.

April through October
Weekly mowing timed to when the ground actually firms up, edging every visit, and a fall cleanup sized for cottonwoods.
November through March
Drives pushed with the wind accounted for, piles placed so the next gust does not undo the work, walks cleared to the surface.

Knowing a property matters more the further it sits from town. Where the drive drops off, which outbuilding the wind loads against, where the septic lid is under a foot of snow: none of that is on a map and all of it is on the second visit.
