Bigfork properties are often watched, not lived in.
South down Highway 35 on the east shore. Hillside drives above the bay, lots that back into trees, and a good share of properties whose owners are not there to see whether anybody actually showed up.
When nobody is home, the only thing that matters is whether it got done.
A seasonal property is the easiest place in the world to give the hurry-up version, because the person paying is four states away. That is exactly why the one-operator arrangement suits it.
- Absent owners
- Kyler quotes it and Kyler does it, so there is no crew and no rotation between the standard you agreed to and the person standing in the yard. Text him and ask for a photo when it is done. He would rather send one than argue about it later.
- Hillside drives
- The grade above the bay means snow has one place it can go and one place it absolutely cannot. Getting that decided in advance is the whole job. A pile in the wrong spot in December melts across the concrete in February and refreezes overnight.
- Lake moisture
- Air off the water keeps things damp. Turf on shaded, tree-lined lots grows differently from an open valley lawn and wants a different height. Damp and shaded is also where a matted spring lawn shows up worst.
- Winter access
- A property nobody visits still needs the walk cleared, because a delivery driver, a caretaker or a meter reader is going to use it whether you are there or not. Say who else uses the property in winter and he clears for them, not just for the driveway.
One operator means the map moves with the season. The route is built around Kalispell and reaches out through the valley as the schedule allows, so ask about your road instead of assuming either way.
April through October
Mowing and edging on a set rhythm, whether or not anybody is there to watch, plus the cleanups at both ends.
November through March
Drives cleared with the grade planned for, walks opened for whoever actually uses the property in winter.

You do not have to be in Montana to know it got done.
One number, one person, and a text back when the work is finished. That is a smaller promise than most companies make and a much easier one to actually keep.
Bigfork questions.
I am not there most of the year. How does that work?
Tell Kyler at the quote and set the rhythm you want. Text (406) 261-5296 any time and ask; he answers between stops.
Can he clear for a caretaker or a delivery?
Yes. Say who uses the property in winter and which entry they use, and that gets cleared along with the drive.
Is Bigfork on the route every season?
It is in the working area, and how far south the schedule reaches depends on the season. Ask about your road and you will get a straight answer.
